BE SURE TO GET A CURRENT MUNICIPAL LIEN CERTIFICATE FORYOUR PROPERTY FROM THE COLLECTORS OFFICE! Most MLC's are good for 180 days - however, if obtained TOO EARLY - will not
cover all of the former (or present) owners bills that have already been issued for taxes and utilities. SO MAKE SURE TO YOU DONT GET THE MLC TOO EARLY, to ensure the new home owner that all outsiding bills ALREADY ISSUED are being satisfied either prior to or at the passing.
Then, call the Water Division, DPW to request a FINAL WATER READING ADJUSTMENT at least 72 hours prior to the passing. Final readings are done on Tuesday and Thursday mornings ONLY. The final adjustment is NOT A BILL - but picks up where the last utility bill left off. This ensures the new homeowner is adjusted at the passing from the former owner for the period covering the last actual billed reading to a few days prior to the passing. A $25.00 final reading fee is added which is credited at the passing from the old owner to the new. This way, when the new bill comes out at the regular billing time - even though the billing (reading) dates show a period for which the OLD owner occupied the property; it is still the new owners bill as they have been already credited at the passing.
All you do to order a final water reading is...
1. CALL THE MARSHFIELD WATER DIVISION, DPW at 781-834-5589
2. TELL ONE OF THE WATER CLERKS YOU WOULD LIKE TO ORDER A FINAL WATER
READING. And give them the following information-
A. Location of the property that is selling;
B. Actual Date of the closing;
C. Who you want reading faxxed to - usually an attorney or R.E.Broker
3. WE WILL DO THE REST - to ensure your closing goes smoothly!

CHANGE OF OWNERSHIP NOTIFICATIONS SHOULD NOT BE MADE UNTIL AFTER THE CLOSING HAS SUCCESSFULLY PASSED -( PROPERTY STAYS IN OLD OWNERS NAME UNTIL THAT TIME)- THEN,
1. CALL THE WATER DIVISION TO FILE AN UPDATED OWNER SHIP CARD STATING -
a) FORMER OWNERS NAME,
b) DATE OF THE CLOSING,
c) NEW OWNERS NAME(S) AS THEY ARE TO APPEAR ON
THE DEED ITSELF, IF DEEDED TO A TRUST - WHO IS IN
CARE OF THE BILLS AND MANAGEMENT OF PROPERTY,
d) AND THEIR MAILING ADDRESS.
THIS WILL ENSURE THE CORRECT PERSON WILL BE GETTING THE BILL WHEN THEY GO OUT!
